Villas for sale in Dubai: off-plan villa communities for European buyers

Dubai villa for sale guide for Europeans: 2026 prices in euros, off-plan villa communities, payment plans, Golden Visa rules and the downsides to weigh first.

9 min read · Updated 13 October 2026 · Independent guide, checked against official sources

As of October 2026, an off-plan villa or townhouse in one of Dubai's newer inland master communities starts at around AED 2.75 million (about €679,000) in the launches we list, with four bedrooms or more. Detached villas in established prime communities cost several times that, and beachfront villas on Palm Jumeirah sit in a different league altogether.

Villas have been the strongest part of the Dubai market since 2021, but they are not a one-way bet. Rental yields are lower than on apartments, new communities take years to finish, and the latest index data shows villa prices edging down. This guide sets out what a Dubai villa costs in euros, where the off-plan supply is, and what to check before you commit.

What a Dubai villa costs in 2026

According to Property Monitor figures based on Dubai Land Department transactions from January to early June 2026, published by Engel & Völkers, villas sold for an average of about AED 2,241 per sq ft. That is around €553 per sq ft, or roughly €5,950 per square metre. Townhouses averaged about AED 1,371 per sq ft, which is why they are the usual entry point for families.

Location drives most of the difference. The same data shows:

Palm Jumeirah8,07021,400
Dubai Hills Estate2,8967,700

How villa prices have moved

Villas have outpaced apartments through this cycle. ValuStrat said in late 2025 that villa values had roughly tripled since the pandemic. The run has now paused. ValuStrat's August 2026 index, reported by Khaleej Times, showed villa values 1.7% lower than a year earlier, the first annual fall in five years, although 73% of freehold villa communities held stable.

For a buyer, that is a calmer market than in 2024 and 2025. It also means the double-digit annual gains of recent years should not be built into your plan. Our guide to Dubai property prices in 2026 follows the indices month by month.

Villas for sale in Dubai for 1 million: what that figure really buys

People search for this in several currencies, and the answer changes with each one.

  • AED 1 million (about €247,000). Detached villas in Dubai at this price are very rare. Your realistic options are apartments, or small houses in neighbouring emirates. Our guide to Dubai apartments for sale covers this budget.
  • €1 million (about AED 4.05 million). This buys a new four or five-bedroom home in an off-plan master community such as DAMAC Islands, or an older home in a mid-market villa community on the resale market. It does not buy a prime detached villa in an established area.
  • Pounds or dollars. £1 million is close to AED 4.85 million and US$1 million about AED 3.67 million, so both fall in the same mid-market band.

Off-plan villas for sale in Dubai: the communities we list

Today our villa listings come from two DAMAC communities in Dubailand. More developers will be added, and you should compare these with resale villas and with other master developers before deciding.

DAMAC Islands

DAMAC Islands is a 30 million sq ft community in Dubailand, built as six island clusters themed on places such as the Maldives, Bali and Fiji, with lagoons, a jungle river and an aqua park. It mixes villas and townhouses, so check which type a given plot is before you compare prices. Handover is phased, which means early clusters may be finished while later ones are still being built around them.

DAMAC Islands 2

DAMAC Islands 2 is the follow-on launch, a 20 million sq ft community with eight island themes, a lake and eco park, a botanic garden and waterfalls. The project data lists four-bedroom homes of up to 2,186 sq ft (about 203 m²) and five-bedroom homes of up to 3,159 sq ft (about 293 m²). The handover dates run to 2030, so this is a long commitment.

Both sit in the same inland belt as DAMAC Lagoons and DAMAC Hills, the older community around Trump International Golf Club. Our comparison of DAMAC Lagoons and DAMAC Islands looks at how the two lagoon communities differ.

Paying for an off-plan villa

On a 75/25 plan at AED 2,750,000, the cash flow looks like this:

StageShareAmountApprox. euros
Booking20%AED 550,000€135,800
During construction55%AED 1,512,500€373,500
At handover25%AED 687,500€169,800
DLD registration fee4%AED 110,000€27,200

That is 75% of the price paid before you receive the keys. Under Central Bank rules, banks can lend at most 50% of the value of an off-plan property, so most European buyers pay the construction stages from savings. A mortgage may be possible on the final payment once the home is complete. For a completed home that is not your main residence, the Central Bank cap for expatriates is 60% of the value. Our guide to a mortgage in Dubai as a non-resident explains what banks actually offer.

Off-plan or ready: the honest trade-off

Buying off-plan gives you a new home, a staged payment plan and protection through a project escrow account regulated by the Dubai Land Department. The developer can only draw your money as construction progresses. Our guide to buying off-plan in Dubai explains escrow and Oqood registration.

The costs of waiting are just as real:

  • Years without income. A 2030 handover means four years of payments and no rent.
  • Delivery risk. Fitch Ratings noted in 2025 that only about 56% of units scheduled for 2022 to 2024 were delivered in that period. Large master communities are often finished in phases, and delays push your income further out.
  • Living in a building site. In a big new community, roads, schools, shops and landscaping arrive over time. Early residents live with construction traffic.
  • Supply. Thousands of similar homes may hand over in the same year, which affects both rents and resale prices.

A ready villa costs more upfront but lets you see the plot, the orientation, the neighbours and the service charge history. You can also rent it from day one.

Luxury villas for sale in Dubai: where the top end sits

The prime villa market is a separate world. Palm Jumeirah, Emirates Hills, Jumeirah Bay and the best parts of Dubai Hills Estate trade on scarcity: very little new land, and buyers who want space and privacy. Engel & Völkers reported that 320 homes above US$10 million sold in the first half of 2026, up 23% on a year earlier.

These homes are mostly bought ready or rebuilt, rarely off-plan, and they need specialist advice on the plot, the build quality and any renovation history. If your budget is in this range, ask the partner broker for resale comparables in the specific street, not just the community.

What it costs to own a villa from Europe

Villas carry running costs that apartments spread across hundreds of owners.

  • Service charges. Master communities charge annual fees per sq ft for roads, landscaping, security and shared facilities. Look them up in the DLD Service Charge Index once a community has an approved budget.
  • Maintenance. Air conditioning, pools, gardens and summer heat mean regular servicing, usually through a management company if you live abroad.
  • Lower yields. Engel & Völkers put the average gross yield for villas at about 4.5% in the first half of 2026, against 6.9% for apartments. Villas suit owners who want to live in them or value space and capital growth over income. Our guide to Dubai rental yields shows the gap after costs.
  • Tax at home. The UAE does not tax an individual's rental income from property held in a personal name, but your home country may tax rent and gains. Read our guide to tax on Dubai property for UK and EU residents.

Villas and the Golden Visa

Every villa in this guide clears the AED 2 million value threshold for the 10-year Golden Visa for property owners. The Dubai Land Department says the property must be worth at least AED 2 million at purchase and wholly owned by the applicant, and it may be mortgaged with a bank no-objection letter. The federal ICP Golden Residency guide confirms that off-plan units count when bought from an approved developer. Our Golden Visa through property guide covers the process, and the Golden Visa check tests a specific purchase.

Frequently asked questions

How much is a villa in Dubai?+

It ranges widely. Property Monitor data published by Engel & Völkers puts the average villa sale in early 2026 at about AED 2,241 per sq ft. New four-bedroom homes in off-plan master communities start at around AED 2.75 million (about €679,000), while prime villas on Palm Jumeirah average around AED 8,070 per sq ft.

Can foreigners buy villas in Dubai?+

Yes. Non-UAE nationals can buy freehold villas in Dubai's designated freehold areas, including all the communities in this guide, without residency. Our guide on whether foreigners can buy property in Dubai sets out the rules.

Can I get a mortgage on an off-plan villa?+

Central Bank rules cap lending on off-plan property at 50% of its value, and banks are often stricter with non-residents. Most buyers fund the construction instalments themselves and look at a mortgage for the handover payment.

Does buying a villa in Dubai give me a Golden Visa?+

A villa worth AED 2 million or more can support an application for the 10-year Golden Visa. Off-plan villas qualify when bought from an approved developer. You must apply from inside the UAE and hold valid health insurance, among other conditions.

Is a villa or an apartment a better investment in Dubai?+

It depends on your goal. Apartments have higher gross yields, about 6.9% against 4.5% for villas in the first half of 2026 according to Engel & Völkers, and they are easier to rent and resell. Villas have shown stronger price growth since 2021 and suit buyers who plan to live in them. Our guide to townhouses for sale in Dubai covers the middle ground.
