Dubai property tax for UK and EU residents: what you owe at home
Dubai property tax for UK and EU residents explained: no UAE income tax on your rent, but HMRC and EU tax offices can still tax the income and gains at home.
10 min read · Updated 13 October 2026 · Independent guide, checked against official sources
Dubai does not tax an individual's rental income or the gain when you sell, and there is no annual property tax. But if you live in the UK, HMRC taxes your Dubai rent and your gain on sale, because UK residents pay tax on their worldwide income. Most EU countries work the same way, with the details set by each country's tax treaty with the UAE.
So "tax-free Dubai property" is only true for people who are tax resident in the UAE. For everyone else, the UAE simply takes nothing, which means there is no foreign tax to offset, and your home country collects the full amount. This guide explains how that works for UK residents in detail, then gives the main points for EU residents.
This is general information as of October 2026, not tax advice. Rules change, and personal circumstances change the answer. Speak to a qualified adviser in your country before you buy.
Is rental income in Dubai taxed in the UAE?
No, for an individual owner renting out property in their own name. The UAE has no personal income tax. Corporate tax, introduced in June 2023, does reach some individuals who run a business, but Cabinet Decision No. 49 of 2023 excludes an individual's "real estate investment income" from the definition of business activity, as long as the owner is not carrying it on through a trade licence. In October 2024 the Federal Tax Authority published guidance confirming that using a licensed letting agent does not, by itself, change that.
What you do pay in Dubai are fees and running costs, not income tax:
- At purchase: the 4% Dubai Land Department transfer fee plus registration charges. Our guide to Dubai property buying costs lists them all.
- Every year: service charges to the owners' association, and maintenance.
- When occupied: the Dubai Municipality housing fee of 5% of annual rent, which tenants pay through their utility bill.
- For holiday lets: permit and operator costs under the Dubai tourism rules. See our guide to Airbnb and holiday-home rules in Dubai.
Dubai property tax for UK residents
HMRC's guidance on tax on foreign income is clear: if you are UK resident, you normally pay UK tax on foreign income, and it lists rental income on overseas property as an example. If you are not UK resident, you do not pay UK tax on foreign income.
Rental income
A UK resident letting a Dubai flat runs what HMRC calls an overseas property business. You report the profit on your Self Assessment return, converting rent and costs into sterling.
- What you can deduct: allowable letting costs such as service charges, letting and management fees, repairs and insurance.
- Mortgage interest: for residential lets, relief on finance costs is given as a basic-rate tax credit, not a full deduction.
- Rates for 2026 to 2027: your normal income tax rates. In England, Wales and Northern Ireland that is 20%, 40% or 45%.
- From April 2027: the government has legislated separate property income rates of 22%, 42% and 47% for England, Wales and Northern Ireland, set out in its note on changes to property income rates. Ask your adviser how they apply to overseas lettings in your case.
The UK and UAE have a double taxation agreement, in force since December 2016. It does not exempt your rent from UK tax. Treaties stop you paying tax twice, and the UAE charges nothing, so there is nothing to credit.
As an illustration only: if a Dubai flat produced AED 50,000 (about £10,300) of profit after costs in a year, a higher-rate taxpayer would owe about £4,120 in UK income tax on it. Use our rental yield calculator to estimate the profit first, then apply your own tax rate.
Capital gains when you sell
HMRC's page on selling overseas property says UK residents pay Capital Gains Tax when they dispose of overseas property. As of the 2026 to 2027 tax year:
| Item | Position |
|---|---|
| CGT rates | 18% within your unused basic rate band, 24% above it |
| Annual exempt amount | £3,000 per person |
| How the gain is measured | In sterling, cost converted at the purchase date and proceeds at the sale date |
| Dubai tax on the gain | None for an individual investor |
The currency point catches people out. The dirham is pegged to the US dollar, so a fall in sterling against the dollar can create a taxable sterling gain even if the dirham price barely moved, and the reverse can shrink one.
New arrivals: the four-year FIG regime
Since 6 April 2025 the remittance basis has been replaced by the four-year foreign income and gains regime. If you become UK resident after at least ten consecutive years of non-residence, you can claim relief on foreign income and gains, including overseas property profits, for your first four tax years. You lose your personal allowance and CGT annual exempt amount for any year you claim. It suits a narrow group, so check eligibility carefully.
Inheritance tax
Since 6 April 2025, inheritance tax on foreign assets depends on long-term UK residence rather than domicile. If you have been UK resident for at least 10 of the previous 20 tax years, your worldwide estate, including a Dubai home, is within UK inheritance tax. After you leave, you stay in scope for between three and ten tax years, depending on how long you were resident. Dubai property also needs a will that works in the UAE, so discuss both with a lawyer.
Moving to Dubai from the UK: the tax position
Many buyers plan to move to Dubai eventually and assume the tax falls away once they hold a residence visa. It does not work like that. Your UK status is set by HMRC's statutory residence test, which looks at days spent in the UK and your ties to it.
- You are usually non-resident if you spend fewer than 16 days in the UK in a tax year, or fewer than 46 days if you were not resident in any of the previous three years.
- In between, family, a home, work and the days you spend in the UK decide the answer.
- A Golden Visa or Emirates ID does not override the test.
- If you return to live in the UK within five years, gains made while you were away can be taxed when you come back.
- UK income, such as rent from a UK home you keep, stays taxable in the UK even after you leave.
Our guides to moving to Dubai from the UK and the Dubai Golden Visa through property cover the practical and visa side.
Dubai property tax for EU residents
The principle is the same across the EU: if you are tax resident in an EU country, it generally taxes your worldwide income. What differs is the treaty with the UAE, which decides whether Dubai rent is taxed in full, credited, or exempted but used to set your rate on other income.
- Germany: the Germany and UAE tax treaty expired at the end of 2021 and has not been replaced. German residents are taxed on Dubai rent under German domestic law. Gains on private property sold after more than ten years of ownership are generally tax-free in Germany; sales within ten years are taxable.
- Spain: residents must file the Modelo 720 information return when foreign assets in a category, including real estate, exceed €50,000. The rental income itself goes on the normal income tax return.
- France: France has had a tax treaty with the UAE since 1989. How it treats your Dubai rent and gains depends on its specific articles, so get French advice before you buy.
- Other EU countries: the Netherlands, Italy, Belgium and the Nordic countries each apply their own rules. Some tax investment assets on a deemed return, some tax actual income. Ask a local adviser to run your numbers.
Banks and tax offices exchange account data automatically under the OECD's Common Reporting Standard, so declare Dubai income from the first year.
How tax affects your choice of property
Tax changes your net return, not the logic of choosing a good property. Two examples from the projects we cover show the range.
DAMAC Riverside Views in DAMAC Riverside starts at AED 795,000 (about €196,000 or £164,000), with handover in Q1 2029 and instalments from AED 1,800 a month during construction. A lower entry price means a smaller tax bill in absolute terms but also less rent.
Safa Gate on Sheikh Zayed Road starts at AED 2,135,000 (about €527,000 or £440,000), with handover in Q4 2029. It crosses the Golden Visa threshold on its own, which matters if a move is part of the plan.

Service charges are set per building by the Dubai Land Department index (roughly AED 12 to 25 per sq ft a year for most apartments). Holiday homes need a Department of Economy and Tourism permit and pay a Tourism Dirham fee per night. No UAE income tax on rent; you may owe tax at home.
Frequently asked questions
Do I pay UK tax on Dubai rental income?+
Yes, if you are UK tax resident. HMRC taxes UK residents on foreign income, including rent from overseas property. The UAE charges no income tax on it, so there is no foreign tax credit to reduce the UK bill.
Is rental income in Dubai taxed?+
Not in the UAE for an individual who owns property in their own name and does not run the letting through a trade licence. Cabinet Decision No. 49 of 2023 excludes this real estate investment income from UAE corporate tax. Your home country may still tax it.
Is there property tax in Dubai for foreigners?+
There is no annual property tax and no capital gains tax for individual owners. Foreign buyers pay the 4% Dubai Land Department transfer fee on purchase, service charges each year, and tenants pay a 5% housing fee on rent through their utility bill.
Do I pay Capital Gains Tax in the UK when I sell my Dubai property?+
Yes, if you are UK resident when you sell. As of the 2026 to 2027 tax year the rates are 18% and 24%, with a £3,000 annual exempt amount, and the gain is calculated in sterling.
Does moving to Dubai mean I stop paying UK tax?+
Only if you become non-resident under the statutory residence test, and only on foreign income. UK income such as rent from a UK property stays taxable, and returning within five years can bring some gains back into UK tax. Take advice before you set a leaving date.
Does the UK and UAE tax treaty stop me paying UK tax?+
No. The treaty prevents the same income being taxed twice. Because the UAE does not tax an individual's rental income, the UK keeps its right to tax it in full.
