Moving to Dubai from the UK: visas, costs and buying a home
Moving to Dubai from the UK in 2026: the visa routes, what to tell HMRC, set-up costs, schools and healthcare, and whether to rent or buy a home first.

Moving to Dubai from the UK comes down to four things: a UAE residence visa, an Emirates ID, health insurance and a home. The visa usually comes through a job, a company you set up, a family member, or a Golden Visa from owning at least AED 2 million of property. On the UK side, you tell HMRC you are leaving, and your tax position is then decided by the statutory residence test, not by the visa in your passport.
The rest is planning and cash flow. The biggest costs are housing, school fees if you have children, and a stack of deposits in the first month. This guide walks through each step in the order most British movers face them, and is honest about the parts that cost more or take longer than the brochures suggest.
Visa routes for moving to Dubai
British citizens can visit the UAE without applying in advance. The Foreign Office's entry requirements page says a free visit visa is issued on arrival, valid for up to 90 days in any 180-day period, and your passport needs at least six months' validity. Living there is different. To work or settle you need a residence visa, and every resident must hold an Emirates ID.
| Route | Who it suits | What it takes |
|---|---|---|
| Employment visa | Most movers | A UAE employer sponsors you. Your visa is tied to the job. |
| Golden Visa through property | Buyers with AED 2 million to invest | Property worth at least AED 2 million in your name. Ten years, no sponsor. |
| Company or investor visa | Founders and freelancers | Setting up a licensed company, usually in a free zone. |
| Family sponsorship | Spouses and children | A resident family member sponsors you. |
| Remote work visa | People employed abroad | Proof of overseas employment and a minimum income. Usually one year. |
The Golden Visa is the route most relevant to property buyers. It costs about AED 9,885 (about £2,040) in government fees for the main applicant, according to the Dubai Land Department, and covers your spouse and children. Our full guide to the Dubai Golden Visa through property sets out the off-plan and mortgage conditions.
The remote work visa's income threshold is published by each emirate. Abu Dhabi lists USD 3,500 a month; check the current Dubai figure with GDRFA before you apply, because sources disagree.
The cost of moving to Dubai: what to budget
There is no single figure, because rent and school fees vary so widely by area and age group. These are the costs you can pin down before you go, as of October 2026.
| Cost | Typical amount | Notes |
|---|---|---|
| Golden Visa fees (if using it) | About AED 9,885 for the main applicant | Plus about AED 5,775 per family member |
| Electricity and water deposit (DEWA) | AED 2,000 for an apartment, AED 4,000 for a villa | Refundable when you close the account |
| Dubai Municipality housing fee | 5% of your annual rent | Added monthly to the DEWA bill |
| Health insurance | Varies by age and cover | Employers in Dubai must insure employees |
| School fees | Varies widely by school and year group | Budget early, places at popular schools fill up |
| Shipping and flights | Get several quotes | Check what you may import, including medication |
Rent is the largest monthly cost. Tenancies are registered through the Ejari system, and the housing fee is calculated on the rent in your Ejari contract. If you rent a home at AED 120,000 a year, about £24,700, the housing fee adds AED 6,000 a year on top.
Medication needs care. The Foreign Office says medicines classed as narcotic, psychotropic, controlled or semi-controlled need advance approval from the UAE Ministry of Health, normally processed within five working days. Check every prescription before you pack.
Moving to Dubai from the UK with family
Families need three things sorted before the move: residence for everyone, school places and health cover.
- Residence: once you hold a residence visa you can usually sponsor your spouse and children. Golden Visa holders can sponsor children regardless of age, according to ICP.
- Schools: British-curriculum schools are common in Dubai, and private school fee rises need approval from Dubai's schools regulator, the KHDA. Apply as early as you can, because popular schools run waiting lists.
- Healthcare: the UK government's living-in-the-UAE guide states there is no reciprocal health agreement between the UK and the UAE. Your NHS entitlement does not travel with you, so private insurance is essential.
Many British families choose the suburban master communities for space and schools. DAMAC Hills, for example, has Jebel Ali School, a British-curriculum school, inside the community. The trade-off with suburban living is the car: public transport is limited and most families drive everywhere. Our comparison of DAMAC Hills and DAMAC Hills 2 looks at that trade-off in detail.
Your UK side: tax, pension and paperwork
This is the part people leave too late, and it is where the expensive mistakes happen. What follows is general information, not advice; speak to a UK tax adviser before you set a leaving date.
Telling HMRC you are leaving
HMRC's guidance on tax if you leave the UK says that if you do not normally file a Self Assessment return, you use form P85. If you do file returns, you report your departure on form SA109 with your return.
The statutory residence test
Moving to Dubai does not end UK tax residence on the day you fly. HMRC's statutory residence test decides it. You are usually non-resident if you spend fewer than 16 days in the UK in a tax year, or fewer than 46 days if you were not resident in any of the previous three years. Working full time abroad is another route, with fewer than 91 days in the UK and no more than 30 working days there. Between those limits, ties such as family, a home and work in the UK decide the answer.
Split-year treatment can apply in the year you leave, but there are conditions. If you come back within five years, some gains made while abroad can still be taxed in the UK.
What stays taxable in the UK
Leaving the UK does not end all UK tax. If you let your UK home, the rent is still taxable in the UK as a non-resident. The UK has a double taxation agreement with the UAE, and the UAE has no personal income tax on salaries. Our guide to tax on Dubai property for UK and EU residents covers rental income and gains on both sides.
State Pension and driving
The UK pays annual increases to the State Pension abroad only in the EEA, Switzerland and countries with a qualifying social security agreement. Check the government's list of countries where increases are paid before you assume your pension will rise each year.
UK nationals with a UK driving licence can usually exchange it for a UAE licence without a test once they have an Emirates ID. Check the current list with Dubai's Roads and Transport Authority, because the rules depend on both the licence and your nationality.
Rent first or buy a home in Dubai
Our honest advice for most movers: rent for your first six to twelve months. You will learn which commute you can live with, which schools you can get into and which communities suit you, before you commit hundreds of thousands of pounds.
Buying off-plan makes sense when your move is planned years ahead, because new homes take time. Here are three options from the projects we cover, each in a different community:
| Project | Type | From | About £ | Handover |
|---|---|---|---|---|
| Lagoon Views, DAMAC Lagoons | 1 to 2-bed apartments | AED 1,625,000 | 335,000 | Q2 2027 |
| DAMAC Islands, Dubailand | 4 to 7-bed villas and townhouses | AED 2,750,000 | 567,000 | Q4 2028 |
| DAMAC District, DAMAC Hills | Studios to 2-bed apartments and offices | AED 808,000 | 167,000 | Q3 2029 |
Lagoon Views is the nearest handover and sits in DAMAC Lagoons. DAMAC Islands starts above AED 2 million, so the entry unit alone can support a Golden Visa, and it suits families who want four bedrooms or more in DAMAC Islands. DAMAC District is the lowest entry price but will not qualify for the Golden Visa on its own. Our guide comparing DAMAC Lagoons and DAMAC Islands sets the two lagoon communities side by side.

Golden Visa eligibility check
The 10-year UAE Golden Visa through property needs your share of one or more Dubai properties to be worth at least AED 2 million (about €494,000).
This reaches the Golden Visa threshold
Value counted: AED 2,135,000 (≈ €527,160). Off-plan counts when the developer is on the Dubai Land Department's approved list.
A first check, not an approval. The authorities decide each application. Off-plan purchases must be from a developer approved by the Dubai Land Department, mortgaged properties need a no-objection letter from the bank, and the rules change; a licensed broker confirms the current requirements before you apply.
Frequently asked questions
How much money do I need to move to Dubai from the UK?+
It depends mainly on rent and school fees, which vary widely by area. Fixed costs include visa fees, a DEWA deposit of AED 2,000 for an apartment or AED 4,000 for a villa, and a housing fee of 5% of your annual rent. If you plan to use the Golden Visa, you also need property worth at least AED 2 million, about £412,000.
Can I move to Dubai without a job?+
Yes, if you qualify for another route. The main options are the Golden Visa through property worth at least AED 2 million, setting up your own company, family sponsorship, or a remote work visa if you are employed outside the UAE.
Do I still pay UK tax after moving to Dubai?+
It depends on the statutory residence test. If you become non-resident, you generally stop paying UK tax on foreign income, but UK income such as rent from a UK home stays taxable in the UK. Take advice before you set your leaving date.
Can I use my UK driving licence in Dubai?+
As a visitor, generally yes. Once you are a resident, UK nationals with a UK licence can usually exchange it for a UAE licence without a driving test. Check the current Roads and Transport Authority list before you apply.
Is healthcare free in Dubai for British expats?+
No. The UK government states there is no reciprocal health agreement between the UK and the UAE. Employers in Dubai must provide health insurance for employees; if you are self-employed or retired, you need your own policy.
Should I buy a home before I move to Dubai?+
Most people are better off renting for six to twelve months first. Off-plan purchases take years to complete, so buying early only makes sense if your move is planned well ahead or the purchase is also part of a Golden Visa plan.
