Townhouses for sale in Dubai: a guide for families buying off-plan

Townhouse for sale in Dubai: 2026 prices and rents in euros, off-plan townhouse communities, payment plans and mortgages, and what families should check first.

8 min read · Updated 13 October 2026 · Independent guide, checked against official sources

A townhouse is the most affordable way to own a house with its own garden in Dubai. As of October 2026, Dubai townhouses sell for less per square foot than both apartments and villas, and in the off-plan communities we list, four-bedroom homes start at AED 2.75 million (about €679,000). Three-bedroom townhouses are widely available too, mostly on the resale market in established communities.

For families moving from Europe, a townhouse often hits the balance of space, price and community facilities. The catch is that the best value tends to sit inland, in master communities that are still being built. This guide covers prices, rents, payment plans and the checks that matter before you buy a townhouse in Dubai.

Townhouse, villa or apartment: how they compare

According to Property Monitor figures based on Dubai Land Department transactions from January to early June 2026, published by Engel & Völkers, townhouses averaged about AED 1,371 per sq ft. Engel & Völkers' first-half 2026 market report gives the gross rental yields.

TypeAverage AED per sq ftApprox. € per m²Average gross yield, H1 2026
Apartments1,9695,2006.9%
Townhouses1,3713,6005.1%
Villas2,2415,9504.5%

The lower price per square foot is partly about location. Many townhouse communities are on the city's edge, and the homes are larger than apartments, which pulls the average down. Yields sit between the two other types: better than villas, below apartments.

If you want a detached home with a bigger plot, our guide to villas for sale in Dubai covers that market.

What a Dubai townhouse earns in rent

Rent is the best reality check on any price. Engel & Völkers published townhouse rents from Property Monitor data for 2026 up to 19 May. Citywide averages were about AED 137,647 a year for two bedrooms (about €34,000), AED 153,793 for three bedrooms (about €38,000) and AED 210,542 for four bedrooms (about €52,000).

The spread between communities is large:

Gross rent is not what you keep. Service charges, maintenance, letting fees and empty months come off first. Our guide to Dubai rental yields shows what typically survives.

3 bedroom townhouse for sale in Dubai: where to look

The two off-plan communities we currently list start at four bedrooms, so if you need exactly three, look at the resale market. The communities in the rent table above, together with The Springs, Mira and Emaar South, all have established three-bedroom townhouse stock, and other developers' launches add more each year.

Sale prices vary as much as rents. Rather than rely on an average, ask for recent Dubai Land Department registered sales in the specific cluster and compare them with the asking price. A three-bedroom townhouse in a mature community with schools and shops open today can make more sense for a family than a larger home that will not be finished until 2030.

Off-plan townhouses for sale in Dubai: the communities we list

Today our listings with houses are two DAMAC communities in Dubailand. More developers will be added, and you should compare any launch with resale homes nearby.

DAMAC Islands

DAMAC Islands is a 30 million sq ft community of 5,915 villas and townhouses across six island clusters, with lagoons, waterfalls, a jungle river and an aqua park. Prices start at AED 2,750,000 (about €679,000), with homes from four to seven bedrooms. Handover is phased: Q4 2028, with the first clusters from Q4 2027.

DAMAC Islands 2

DAMAC Islands 2 starts at AED 2,994,000 (about €739,000) for four and five-bedroom homes. The project data lists four-bedroom homes of up to 2,186 sq ft (about 203 m²) and five-bedroom homes of up to 3,159 sq ft (about 293 m²). Four-bedroom homes are due in Q2 2030 and five-bedroom homes in Q4 2030.

Both releases mix townhouses and villas. Ask the broker which plots are townhouses, whether a unit is a middle or an end unit, which way the garden faces, and how close it is to the main roads and the construction phases still to come. The wider area sits next to DAMAC Lagoons, and our comparison of DAMAC Lagoons and DAMAC Islands explains how the two communities differ.

Paying for an off-plan townhouse

Both communities use a 75/25 plan: 20% at booking, 55% during construction and 25% at handover. At the DAMAC Islands 2 starting price of AED 2,994,000, that works out as follows:

StageShareAmountApprox. euros
Booking20%AED 598,800€147,900
During construction (monthly to 2030)55%AED 1,646,700€406,600
At handover25%AED 748,500€184,800
DLD registration fee4%AED 119,760€29,600

Three quarters of the price is paid before you get the keys, so this is mainly a cash purchase during construction. Our guide to off-plan payment plans compares 75/25 with 60/40 and post-handover plans.

Mortgages and the handover payment

Under the Central Bank's mortgage regulations, as reported by Khaleej Times in August 2026, banks can lend at most:

  • 50% of the value of an off-plan property, whatever the buyer's profile.
  • 80% for an expatriate's first home worth under AED 5 million, if it is the home you live in.
  • 60% for a second home or an investment property.

Banks set their own criteria on top, and many apply lower limits to non-residents. A common route is to pay the construction stages from savings and borrow against the completed home at handover. Our guide to a mortgage in Dubai as a non-resident explains what lenders ask for. The calculator below estimates monthly repayments.

Buying a townhouse as a family: what to check

A townhouse bought to live in needs a different checklist from an investment apartment.

  1. Schools that exist today. Find out which schools are open and which are only planned. Private schools in Dubai are inspected and rated by the Knowledge and Human Development Authority (KHDA), so check the ratings and waiting lists.
  2. The commute. Dubailand communities are inland and car-dependent. Drive the route at rush hour before you buy.
  3. The building programme. In a new master community, roads, shops and parks arrive in stages. Ask which phase your plot sits in and what is due to be built around it.
  4. Service charges. Master community fees cover roads, landscaping, security and shared facilities. Once a community has an approved budget, check it in the DLD Service Charge Index.
  5. Residency. A property worth at least AED 2 million can support a 10-year Golden Visa, and the Dubai Land Department lists fees for sponsoring family members on it. Every townhouse in the communities above clears that threshold. Our Golden Visa through property guide explains the process.

If you are relocating rather than investing, our guide to moving to Dubai from the UK covers visas, schools and living costs.

The downsides to weigh

  • Waiting time. Handover in 2028 to 2030 means years of payments with no use of the home and no rent.
  • Delays. Fitch Ratings noted in 2025 that only about 56% of units scheduled for 2022 to 2024 were delivered in that period. Off-plan protection through escrow is explained in our guide to buying off-plan in Dubai.
  • Supply. Large townhouse communities hand over thousands of similar homes. When several clusters complete together, rents and resale prices feel it.
  • Currency. The dirham is pegged to the US dollar, so your return in euros moves with the euro to dollar rate.
  • Tax at home. The UAE does not tax an individual's rental income from property held in a personal name, but your home country may tax rent and gains. Take advice for your own situation.

Frequently asked questions

How much is a townhouse in Dubai?+

Townhouses averaged about AED 1,371 per sq ft from January to early June 2026, according to Property Monitor data published by Engel & Völkers. New homes in the off-plan communities we list start at AED 2.75 million (about €679,000), with four bedrooms or more. Three-bedroom resale prices depend heavily on the community.

Can foreigners buy a townhouse in Dubai?+

Yes. Non-UAE nationals can buy freehold townhouses in Dubai's designated freehold areas without residency. Our guide on whether foreigners can buy property in Dubai explains the rules and the paperwork.

Is a townhouse or a villa better value in Dubai?+

Townhouses cost less per square foot and earned a higher average gross yield in the first half of 2026, about 5.1% against 4.5% for villas according to Engel & Völkers. Villas give more privacy and land. For most families buying a first home in Dubai, a townhouse is the more affordable starting point.

Can I get a mortgage on an off-plan townhouse?+

Banks can lend at most 50% of the value of an off-plan property under Central Bank rules, and many are stricter with non-residents. Most buyers pay the construction instalments themselves and look at a mortgage for the handover payment.

What rent does a 3-bedroom townhouse earn in Dubai?+

Engel & Völkers put the citywide average at about AED 153,793 a year (about €38,000), based on Property Monitor data for 2026 up to 19 May. Rents ranged from about AED 93,000 in DAMAC Hills 2 to about AED 277,000 in Dubai Hills Estate.
