Dubai property prices in October 2026: average values per square foot and square metre in euros and pounds, how far prices have dipped, and what new homes cost.

9 min read · Updated 13 October 2026 · Independent guide, checked against official sources

As of October 2026, the average Dubai home is valued at about AED 1,500 per square foot, roughly €370 or £310, according to ValuStrat's August 2026 index. That works out at about €4,000 or £3,350 per square metre. The average apartment in ValuStrat's sample is valued at about AED 1.78 million (around €440,000 or £367,000), while new apartments on the edge of the city start below AED 800,000 (about €196,000 or £164,000).

Prices are lower than they were at the start of the year. ValuStrat measured a fall of about 10% between late February and August 2026 as buyer confidence weakened, though the pace of decline slowed sharply over the summer. Other indices show a smaller drop.

Below we set out where prices stand, how they have moved, and what specific budgets buy, in euros and pounds.

Average property prices in Dubai right now

ValuStrat values a fixed basket of homes every month, which makes it a useful guide to the direction of the market. Its August 2026 averages, converted at AED 4.05 to the euro and about AED 4.85 to the pound, look like this.

Measure (ValuStrat, August 2026)AEDEurosPounds
All homes, per sq ft1,513about €374about £312
Apartments, per sq ft1,394about €344about £287
Villas, per sq ft2,035about €502about £420
Average apartment value1,782,000about €440,000about £367,000

ValuStrat also reports an average villa value of about AED 13 million. Treat that figure with care. Its villa basket leans towards established, high-value communities, so it says more about prime family homes than about a typical townhouse on the edge of the city.

Why different sources give different numbers

You will see quite different averages quoted for Dubai real estate prices, and most of the gap comes from method.

  • Valuation indices such as ValuStrat track the same set of homes over time. They are good for direction, less good for "what does a flat cost".
  • Transaction data from the Dubai Land Department records what actually sold. Because 2026 sales are dominated by new off-plan launches, which are priced at a premium, transaction averages tend to look higher than valuation averages.
  • Listing portals show asking prices, which run ahead of achieved prices in a soft market.

When someone quotes you a price per square foot, ask which of the three it is.

How Dubai property prices have moved

Dubai's latest cycle has been unusually strong. Knight Frank estimated that average residential prices rose by about 83% over five and a half years of uninterrupted growth.

Knight Frank said that run ended in early 2026.

  • Q1 2026: ValuStrat recorded its first quarterly fall since the pandemic, down about 4%, even though values were still about 9% higher than a year earlier.
  • Q2 2026: ValuStrat's index fell a further 4% in the quarter. Monthly falls eased from about 6% in March to about 1% in both May and June.
  • August 2026: ValuStrat measured values down just 0.2% on the month, leaving them about 3% lower than a year earlier and about 10% below February. Apartments were about 5% down on the year and villas about 2% down.
  • September 2026: REIDIN's index rose slightly on the month and was about 1% lower than a year earlier.

S&P Global Ratings, citing industry reports, said prices fell by between 5% and 15% from the end of 2025 to September 2026, depending on the segment. It expects any further correction to be gradual, with apartments likely to soften more than villas. Our guide to whether the Dubai property market will crash looks at this against the 2008 and 2014 cycles.

Price per square foot and per square metre

Dubai prices are quoted per square foot of built-up area, which includes balconies and a share of walls. Europeans used to net floor area per square metre should expect the usable space to feel smaller than the headline figure suggests.

Average (ValuStrat, August 2026)Per sq ftPer sq mPer sq m in eurosPer sq m in pounds

VillasAED 2,035about AED 21,900about €5,400about £4,500

Location moves these numbers more than anything else. Waterfront and central towers sit well above the average; outer master communities sit below it.

What new homes cost: real "from" prices

The figures below are developer "from" prices for current launches we list, as of October 2026. They are the cheapest unit in each release and move as units sell, so treat them as entry points rather than typical prices.

Dubai property prices by area

Each of our area pages shows the lowest current "from" price we list there. These are entry prices for new launches, not area averages.

The pattern is the one you would expect: master communities further from the coast are the cheapest way in, while central and waterfront towers, often with a designer brand attached, carry the highest entry prices.

Off-plan and resale prices are not the same thing

Off-plan homes dominate Dubai sales. ValuStrat reported that off-plan registrations made up 73% of residential sales in August 2026. Developers price new launches at a premium and soften the cost with long payment plans, so the price per square foot on a launch is usually higher than on a comparable resale flat nearby.

In 2026 that gap has widened in places. Reuters reported in March that some resale sellers were cutting asking prices by 12% to 15%. A resale unit can therefore be better value on paper, but you pay for it upfront, rather than in stages over three or four years. Our guide to buying off-plan in Dubai compares the two routes.

Dubai property for sale in pounds: what UK buyers should know

There is nothing special about buying in pounds: the price is set and paid in dirhams, and the dirham is pegged to the US dollar. What matters to a British buyer is the pound against the dollar. If sterling weakens between booking and your final payment, the same AED price costs you more. On a long off-plan payment plan, that exposure lasts for years.

Two practical steps help. Pay instalments through a specialist currency provider rather than your high-street bank, and keep a buffer of 5% or so in case the rate moves against you.

The costs on top of the price

The headline price is not what you pay. The Dubai Land Department charges a 4% transfer fee, and you will also pay registration and admin fees, plus agency fees on resales. On a home at AED 2,135,000 (about €527,000), the 4% fee alone is AED 85,400 (about €21,100 or £17,600). Our guide to Dubai property buying costs lists every line, and the calculator below adds them up for you.

What could move prices next

  • Supply. Cushman & Wakefield Core expects about 55,600 homes to be delivered in 2026, the most since 2008, and more than 60,000 in 2027. Areas with many handovers at once are where prices and rents are most likely to soften.
  • Population. Dubai added about 227,000 residents in the first nine months of 2026, according to the Dubai Data and Statistics Establishment. Continued growth is the main support for demand.
  • Sentiment. The spring showed how quickly buyer confidence can turn, in both directions.
  • Rents. REIDIN's rent index was about 7% lower year on year in September 2026. Falling rents tend to weigh on prices with a lag.

Nobody can tell you where prices will be in a year, and you should be wary of anyone who claims to. Buy a home whose numbers work at today's rent, with a plan to hold, and short-term price moves matter much less.
