These are the eleven off-plan projects in Dubai we currently list, grouped by budget. Entry prices run from AED 795,000 (about €196,000) for a riverside apartment in Dubai Investment Park to AED 3,939,000 (about €973,000) for a branded apartment at Dubai Harbour, with handovers between Q2 2027 and Q4 2030, as of October 2026.

All eleven are DAMAC launches, because DAMAC is the first developer on our site; more developers are being added. Prices are "from" prices for the current release and change with every phase, so use them to set a budget, then ask for live availability.

How to read this list

Each project shows its entry price in dirhams and euros (at AED 4.05 to the euro), the handover target and the payment plan. Three things matter more than the headline price:

  • The handover payment. Plans like 60/40 leave 40% due at completion. Know how you will fund it.
  • The handover date. Off-plan dates are targets. Your money is tied up until then and earns nothing.
  • The full cost. The Dubai Land Department fee is 4% of the price, plus admin and trustee fees. Our buying costs calculator totals them.

DAMAC Riverside Views has the lowest entry price and the lowest monthly instalment in DAMAC's range, with clusters along a man-made river in DAMAC Riverside. DAMAC District sits in the established DAMAC Hills community next to Trump International Golf Club and is the only launch here that mixes apartments with offices. Both are aimed at investors who want rental income at a low entry price.

€350,000 to €450,000: lagoon apartments

Both sit in the 49 million sq ft DAMAC Lagoons community. Valencia is in the walkable district at the heart of the community, near DAMAC Mall. Lagoon Views has curved white buildings with balconies over the lagoon and the earliest handover on this whole list, Q2 2027. If you want to start earning rent soon, that date matters more than the AED 105,000 price difference.

€500,000 to €750,000: city towers, branded flats and island villas

DAMAC Islands 2Dubailand2,994,000739,0004 to 5 BR villas and townhousesQ2 203075/25

This band splits by lifestyle. Safa Gate is a glass tower on Sheikh Zayed Road by Safa Park, the most central address on the list. Chelsea Residences is a sea-view partnership with Chelsea Football Club in Dubai Maritime City, paid at 1% a month after a 20% deposit.

The two island projects are for families who want space. DAMAC Islands has 5,915 villas and townhouses across six island clusters, with phased handover from Q4 2027. DAMAC Islands 2 is the newer, larger 20 million sq ft follow-on, with 4-bedroom homes due in Q2 2030 and 5-bedroom homes in Q4 2030. Both are in the DAMAC Islands area of Dubailand.

At these prices, every project in this band and above starts over the AED 2 million property value used for the Golden Visa investor route. Our Golden Visa guide explains the current rules on off-plan purchases.

Altitude de GRISOGONO and Canal Crown are jewellery-branded towers on the Dubai Canal in Business Bay. DAMAC Bay by Cavalli is a 42-storey tower at Dubai Harbour with a private beach and Cavalli interiors. All three hand over between Q3 2027 and Q1 2028, so the wait is shorter than for most of the list. Our guide to branded residences in Dubai weighs whether the designer premium is worth paying.

Before you book any off-plan property in Dubai

Off-plan is the standard way new Dubai homes are sold, and it has real protections. Your payments go into a project escrow account, and the sale is registered with the Dubai Land Department in the Oqood interim register. Our guide to buying off-plan in Dubai explains both.

It also has real risks. Handovers can slip. A lot of new supply is being delivered across the city, and rents eased in 2026 as a result, so a launch-price unit is not guaranteed to resell at a profit before completion. The dirham is pegged to the US dollar, which adds currency risk for euro and pound buyers. And you may owe tax on rent or gains in your home country.

A short checklist:

  1. Confirm the exact unit price, size and floor, not the project's "from" price.
  2. Read the payment schedule and work out where the handover balance comes from. Our guide to off-plan payment plans compares the common structures.
  3. Check that the sale will be registered in Oqood and that payments go to the escrow account named in the contract.
  4. Ask for the projected service charge per square foot.
  5. Look at the developer's delivery record. Our DAMAC Properties review covers it honestly.

When you are ready, a licensed partner broker can send current prices and floor plans for any of these launches. Use the shortlist form, or browse all projects.
