Branded residences in Dubai: is the designer name worth the premium?
Luxury apartments in Dubai with a designer name cost far more per square foot. What branded residences include, what the premium buys and when it pays back.

Branded residences are the most visible end of the market for luxury apartments in Dubai: homes built by a developer but designed, named or themed by a fashion, jewellery, hotel or sports brand. They sell at a clear premium per square foot over comparable unbranded homes. Whether that premium is worth paying depends on what the brand actually does after handover, how long you plan to hold, and whether you are buying to live in, to let, or both.
On the four branded launches we currently list, entry prices run from AED 2,457,000 (about €607,000) to AED 3,939,000 (about €973,000), as of October 2026. This guide explains what the name buys you, what it does not, and the checks worth making before you pay for a logo.
What a branded residence in Dubai actually is
A branded residence is a normal freehold apartment with a licensing agreement on top. The developer builds and sells the homes. The brand lends its name and, usually, its design language: interiors, finishes, lobby styling and amenity themes.
Beyond that, arrangements vary a lot. Some branded towers come with an on-site operator that runs concierge, housekeeping or a rental service. Others are design-led only, and once the keys are handed over the building is run by an ordinary owners' association and facilities manager. The marketing rarely makes this distinction clear, so it is the first question to ask.
For the projects on our site, our data covers the design partnership and the amenities. It does not say that any of them comes with hotel-style management or a rental programme, so do not assume one exists. Ask the broker to show you, in writing, what the brand is contractually responsible for after handover and for how long.
How much more do branded apartments cost
The premium in Dubai is larger than the global norm. Morgan's International Realty's Dubai branded residences report for the first half of 2026, as reported by Khaleej Times, put branded homes at about AED 3,660 per square foot against roughly AED 2,350 for comparable unbranded homes. That is a premium of about 56%, or roughly €905 against €580 per square foot.
Savills research puts the average premium for branded residences worldwide at around 30%. Dubai sits well above that, partly because the city has more branded schemes than almost anywhere and partly because international buyers here are used to paying for names.
The same report also showed the segment cooling. Branded transactions fell about 21% year on year in the first half of 2026, and their total value fell about 47%. Prices per square foot held up, but fewer deals were done. That is worth knowing if you expect to resell quickly.

Dubai Harbour: the beach option
DAMAC Bay by Cavalli is a 42-storey tower with Cavalli-designed nautical interiors, sea views, a private beach and a rooftop infinity pool. It has the earliest handover of the four, in Q3 2027, which shortens the time your money is tied up before it can earn rent. Dubai Harbour is the coastal choice: marina-side towers next to the cruise terminal.
Business Bay: two jewellery-branded towers on the canal
Canal Crown de GRISOGONO has de GRISOGONO interiors inspired by peridot gems and uninterrupted Dubai Canal views. It is the only one of the four that lists studios among its layouts. Altitude de GRISOGONO is the opal-themed sister project, also facing the canal and the skyline. Business Bay has the densest cluster of branded towers in the city, which is good for choice and less good for standing out when you come to sell or let.
Dubai Maritime City: the football brand
Chelsea Residences is a partnership with Chelsea Football Club: more than 1,400 sea-view homes with a Stamford Summit, a football simulation room and an athlete performance centre. It is the cheapest entry of the four and has the longest plan: 20% on booking, 1% a month for 50 months, and 30% at handover in Q4 2029. Dubai Maritime City is a peninsula between Port Rashid and the old town, still earlier in its development than Business Bay or Dubai Harbour.
What the premium buys, and what it does not
The brand does three useful things. It sets a design standard you can see before you buy. It makes the building easier to describe to a tenant or a future buyer, especially an international one. And in a crowded off-plan market, a recognised name can help a unit stand out on a listings page.
It does not guarantee rent, capital growth or build quality. The developer still builds the tower, the same contractors still apply, and the same off-plan risks still exist: delays, specification changes and handover snagging. A brand agreement can also be time-limited or end, and the rules on what happens to the name and the services if it does are in the contract, not the brochure.
A fair way to think about it: you are paying for desirability and finish. If those matter to the tenant or buyer you will eventually deal with, the premium can come back. If you are buying purely for yield, it usually works against you.
Do luxury apartments in Dubai rent for more
Yes, in absolute terms. Not always in percentage terms. A branded flat often commands a higher rent than a comparable unbranded one, but the price premium is usually larger than the rent premium, so the gross yield tends to be lower. Higher service charges in amenity-heavy towers then reduce the net yield further.
Run the numbers rather than trusting a brochure figure. Our rental yield calculator shows gross and net yield for a long let or a holiday home, using your own estimates for rent, service charges and management.

Service charges are set per building by the Dubai Land Department index (roughly AED 12 to 25 per sq ft a year for most apartments). Holiday homes need a Department of Economy and Tourism permit and pay a Tourism Dirham fee per night. No UAE income tax on rent; you may owe tax at home.
Short-term letting is where branded apartments can earn their premium, because guests pay for the name and the view. Dubai's holiday-home rules allow it for apartments with "Residential" on the title deed, provided the sale contract and building rules do not forbid it, and the unit is registered with the Department of Economy and Tourism. The details, permit costs and realistic occupancy are in our guide to Airbnb and holiday-home rules in Dubai. Our guide to rental yields explains what you keep after costs.
The downsides to weigh honestly
- Service charges. Pools, spas, beach clubs and concierge desks cost money to run. Ask for the projected service charge per square foot before booking and compare it with the expected rent.
- Resale liquidity. The buyer pool for a AED 4 million branded flat is smaller than for a AED 1.5 million standard one. With branded volumes down in 2026, you may need patience or a price cut to sell quickly.
- Supply. Dubai keeps launching branded towers. A name that feels rare today may sit next to three similar ones by the time you hand over.
- Off-plan risk. Handover dates of 2027 to 2029 are targets, not guarantees. Read our guide on buying off-plan in Dubai for how escrow and Oqood registration protect your payments.
- Currency. The dirham is pegged to the US dollar. A euro or pound buyer carries exchange-rate risk on both the purchase and the eventual sale.
- Tax at home. Dubai does not tax rental income from personally held property, but your home country may. Take advice before you buy.
Costs on top of the price
Branded or not, the purchase costs are the same. The Dubai Land Department registration fee is 4% of the price, plus a trustee or service-partner fee of AED 4,000 plus VAT for sales of AED 500,000 or more, according to the DLD sale registration service page. On a AED 3,939,000 unit, the 4% alone is AED 157,560, about €38,900. Our buying costs calculator adds the smaller items.
At these prices, every one of the four sits above the AED 2 million property value used for the Golden Visa investor route. The rules on how much of an off-plan price must be paid before you apply have changed before and are reported inconsistently, so confirm the current position in our Golden Visa guide before relying on it.
How to choose between them
- You want a finished home soonest, by the sea: DAMAC Bay by Cavalli, handover Q3 2027.
- You want a city address with canal views: Canal Crown or Altitude de GRISOGONO in Business Bay. Compare floor plans and service charges side by side, because the two are close in price.
- You want the lowest entry and a long, gentle plan: Chelsea Residences, with 1% a month until a Q4 2029 handover.
- You want a large top-floor unit: see our guide to penthouses in Dubai, which covers duplexes and sky homes in more detail.

Frequently asked questions
Are branded residences in Dubai a good investment?+
They can be, mainly for buyers who will use the home themselves or let it to guests who pay for the name. As a pure yield play they are usually weaker than standard apartments, because the purchase premium is larger than the rent premium. Check the resale market for older branded towers in the same area before deciding.
How much more do branded residences cost in Dubai?+
Morgan's International Realty put the Dubai premium at about 56% per square foot in the first half of 2026, as reported by Khaleej Times. Savills puts the global average at around 30%. The premium varies a lot by brand, building and location.
What is the cheapest branded residence on your list?+
Chelsea Residences in Dubai Maritime City, from AED 2,457,000 (about €607,000) as of October 2026, with a 1% monthly payment plan and handover in Q4 2029.
Can foreigners buy luxury apartments in Dubai?+
Yes. Non-UAE nationals can buy freehold apartments in designated freehold areas, and all the areas covered here allow it. Our guide on whether foreigners can buy property in Dubai explains the rules.
Can I rent out a branded apartment as a holiday home?+
Usually yes, if the title deed says "Residential", the sale contract and building rules allow short stays, and the unit is registered with Dubai's Department of Economy and Tourism. Some branded buildings restrict short lets or route them through a set operator, so ask before you book.
Does a branded apartment qualify for the Golden Visa?+
The property route requires a property value of at least AED 2 million, and all four branded launches on our list start above that. Off-plan rules change, so run your figures through our Golden Visa check.
