DAMAC Properties review: track record, delivery and what to check

An independent DAMAC Properties review: history, ownership, homes delivered, documented delays, current Dubai launches and what to check before you buy.

10 min read · Updated 13 October 2026 · Independent guide, checked against official sources

DAMAC Properties is one of Dubai's largest private property developers, founded by Hussain Sajwani and building in Dubai since 2002. By its own figures, published in September 2026, it has handed over more than 50,000 homes and has more than 55,000 in planning and development. Its record combines large-scale delivery and very strong recent sales with well-documented delays and disputes in its early years, so it rewards buyers who read the contract carefully.

A note on where we stand. This site currently lists DAMAC launches only, and more developers are being added. We are not DAMAC, we do not speak for it, and this review uses public reporting and official sources, not the developer's brochures. Weigh it with that in mind.

The ownership story matters for buyers. In 2021 Sajwani stepped down as chairman and offered about $595 million, roughly AED 2.19 billion, through his vehicle Maple Invest to buy out minority shareholders. The deal completed and DAMAC left the Dubai Financial Market in 2022. A private company publishes less than a listed one. DAMAC still borrows from international investors through sukuk, Islamic bonds, so rating agencies follow its finances, and S&P upgraded it within the BB range during 2025.

Track record: what DAMAC has delivered

DAMAC's scale is its strongest argument. Some of the projects behind the 50,000 handovers:

  • DAMAC Hills: launched as Akoya by DAMAC and later renamed, this 42 million sq ft community is built around Trump International Golf Club Dubai, whose course opened in early 2017. DAMAC said in September 2026 that about 85% of the community is complete and handed over.
  • DAMAC Hills 2: formerly Akoya Oxygen, a lower-priced villa and townhouse community with about 11,000 completed homes, according to the company. Our guide to DAMAC Hills and DAMAC Hills 2 compares the two.
  • Towers: DAMAC Heights in Dubai Marina, an 88-storey tower that opened in 2018, plus a series of towers in Business Bay and Downtown. Chic Tower and Elegance Tower were in handover in 2026.
  • Abroad: a tower at Nine Elms in London, which topped out in 2019.

The big test now is DAMAC Lagoons. Khaleej Times reported in September 2026 that DAMAC is targeting about 6,300 handovers there in 2026, up from about 513 in 2025. Delivering on that schedule would be a strong signal. Missing it would be visible quickly.

Recent sales show how much demand DAMAC attracts. When DAMAC Islands launched in November 2024, the company reported more than AED 10 billion of sales and over 3,100 units sold in under ten hours. Sales figures are the developer's own, and fast sales are not the same as on-time delivery.

Delays and disputes: the documented record

An independent DAMAC developer review has to include the difficult years.

  • Early projects, 2006: Khaleej Times reported that buyers in DAMAC's first projects, including The Waves, Ocean Heights, Lake View and Marina Terrace, faced repeated construction delays, compensation disputes and complaints about finishes. The then chief executive wrote to buyers apologising, and the company relied on force majeure clauses to limit penalty payments.
  • The 2008 to 2009 crash: DAMAC moved in 2008 to cancel Palm Springs, a tower planned on Palm Jebel Ali, and investors fought the cancellation. Later reporting by Arabian Business said almost all of them received refunds through a settlement.
  • Park Towers, 2011: The National reported that the DIFC Courts ordered DAMAC to refund about AED 1.78 million to an Irish couple who bought off-plan in 2004. Their apartment had been due in early 2008 and was pushed back to mid-2009.

Context is fair here too. The crash hit every Dubai developer, and Gulf Business reported that about 217 projects across Dubai were cancelled between 2009 and 2011, according to the property regulator's data. DAMAC came through it and went on to deliver at scale, which many developers of that era did not.

Today, off-plan payments go into a project escrow account regulated by the Dubai Land Department, which limits how a developer can use buyers' money. That protects your deposit, but it does not guarantee a handover date. Individual buyer complaints about late handovers and finishing quality still appear online, as they do for every large developer. Your protection is the sales and purchase agreement, so read it. Our guide to buying off-plan in Dubai explains escrow and the Oqood in full.

The pattern is clear. DAMAC sells across the whole market, from sub-€200,000 apartments in DAMAC Riverside and DAMAC Hills to designer-branded towers in Business Bay and Dubai Harbour. Branding is a big part of its approach, with names such as Cavalli, de GRISOGONO and Chelsea Football Club. Our guide to branded residences in Dubai asks whether the designer name is worth the premium.

The master communities, DAMAC Lagoons and DAMAC Islands in particular, are where most of the volume sits. We compare them in DAMAC Lagoons vs DAMAC Islands.

What to check before buying from DAMAC

The same checks apply to any Dubai developer. With a firm that sells this many units, they matter more, because your unit is one of thousands.

  1. Project registration and escrow. Ask for the Land Department project number and the escrow account details, and confirm them independently.
  2. The completion clause. Find the anticipated completion date in the sales and purchase agreement, any grace period, and what compensation, if any, applies after it. Read the force majeure wording.
  3. Payment schedule against progress. Construction-linked plans should track real progress. Ask for the latest certified completion percentage before each large payment.
  4. Resale rules before handover. Ask what share of the price must be paid before you can sell the contract on, and what the transfer fee is.
  5. Service charges. Ask for the estimated annual service charge. Large amenities such as lagoons, wave pools and beaches cost money to run.
  6. Supply in the same community. When thousands of similar units hand over in one year, rents and resale prices can soften for a while.
  7. Total cost. Add the 4% Land Department fee and registration charges with our buying costs calculator.

Payment plans deserve their own reading. DAMAC uses 60/40, 75/25 and 1% monthly structures across this range, and our guide to off-plan payment plans explains what each one really commits you to.

Our verdict on DAMAC as a developer

DAMAC is an established, high-volume developer with a long delivery record, strong brand partnerships and enough scale to keep building through cycles. It is not the developer to choose if you need a guaranteed handover date: its early history shows delays, and every large off-plan programme carries that risk.

For most European buyers, the sensible approach is to treat DAMAC like any developer. Judge the specific project, location and contract, not the logo. Compare it with alternatives, and do not let launch-day urgency rush the paperwork. When you are ready, our shortlist form puts you in touch with one RERA-licensed partner broker.

Frequently asked questions

Is DAMAC a reliable developer?+

DAMAC has handed over more than 50,000 homes by its own count and remains one of Dubai's largest developers. It also has documented delays and disputes, mainly from its early projects and the 2008 to 2009 crash. Judge each project on its contract, escrow registration and construction progress.

Who owns DAMAC Properties?+

Its founder, Hussain Sajwani, and his family. Sajwani's investment vehicle bought out the minority shareholders in a deal worth about $595 million, and the company left the Dubai Financial Market in 2022.

Is DAMAC listed on the stock exchange?+

Not any more. DAMAC Properties listed on the Dubai Financial Market in 2015 and was taken private in 2022. It still issues sukuk, so credit rating agencies such as S&P continue to rate it.

Has DAMAC delayed projects?+

Yes. Khaleej Times reported delays across DAMAC's first projects in 2006, and in 2011 the DIFC Courts ordered a refund to buyers whose Park Towers apartment was late. Off-plan delays are common across Dubai, so check the completion and compensation clauses in any contract.

Where are DAMAC properties in Dubai?+

Across most of the city: master communities such as DAMAC Hills, DAMAC Hills 2, DAMAC Lagoons, DAMAC Islands and DAMAC Riverside, and towers in Business Bay, Dubai Harbour, Dubai Maritime City and on Sheikh Zayed Road.

Are DAMAC properties a good investment?+

That depends on the project, price and your plan, not the developer's name. Some DAMAC launches start under AED 1 million, others above AED 3.9 million. Work out the net return after service charges and home-country tax before deciding.
